This project represents a significant enhancement to the Strip District, situated at a highly visible location. The development will replace an outdated warehouse structure on Smallman Street with a modern office building. This new structure will rise to nine stories and provide a total of 175,000 square feet of Class A office space.

The design features a new precast concrete façade for the base building, carefully crafted to reflect the historic character of the Strip District. The massing and color of the façade will pay homage to the area’s architectural heritage, while the tower will incorporate brick detailing that harmonizes with the original building that previously occupied the site. Additionally, indoor parking will be available on the lower floors, catering to the needs of the new occupants.
