Architect of Record
The Mulberry Lofts is a six-story residential development featuring 114 apartments above a ground floor of parking and common amenities. Located at the corner of Penn Avenue and 32nd Street, the building replaces a former service station and parking lot, significantly increasing density. Its U-shaped design with five stories above a rectangular base includes a large north-facing patio for private balconies and common outdoor space.

The top floor is set back 10 feet per zoning regulations, creating a wraparound patio that serves both individual units and the common amenity space at the southwest corner, offering views of downtown and the river valley.

The building’s exterior on the street sides is clad in full-depth masonry veneer: dark at the ground level and historic red on upper floors, with vertical multi-panel windows accentuating the bay arrangement. The top floor features vertically oriented painted metal panels on the alley side, while the courtyard side is clad in wood-look fiber cement panels. The design maximizes space and reflects the area’s industrial history with a modern warehouse-style aesthetic.
