The Highland House apartment tower stands as a distinctive glass high-rise situated next to the expansive green space of Highland Park, perched atop Zoo Hill. Erected in the early 1960s, this luxury apartment building replaced a former trolley barn on the site. Despite its initial grandeur, the tower has remained unchanged since its construction, lacking significant updates or renovations.

With the recent change in ownership, IAA has been commissioned to modernize the building extensively. This comprehensive renovation project encompasses a full recladding of the outdated window wall system and a complete overhaul of the interior. The updates will include a redesigned lobby, a new leasing office, a state-of-the-art fitness center, a revamped penthouse common area, refreshed corridors, and all apartment units. The renovation aims to recapture the tower’s original luxury appeal by introducing new clear glazing, operable window panels, and contemporary finishes throughout the building. These enhancements are designed to elevate the building's aesthetic and functional quality, returning it to its original high-end status.
