The Brottier Hall renovation project represents a collaborative Public-Private Partnership (P3) between Duquesne University and Radnor Property Group. As part of this initiative, IAA was entrusted with the comprehensive overhaul of the 20-story high-rise residential tower on the Duquesne campus, originally constructed in the early 1960s and last updated in the early 1980s.

The renovation is organized into multiple phases. The first phase focuses on revamping the ground lobby and exterior patio. Subsequent phases involve updating 314 apartment units, replacing all vertical plumbing stacks, upgrading elevators, and performing a full exterior restoration. This extensive exterior work includes replacing over 1,000 windows, recoating existing spandrel panels, and restoring masonry.

The project's goal is to reposition Brottier Hall to better meet the contemporary needs and expectations of student housing at peer institutions.
